Chinese Drywall

Chinese Drywall ReplacementIf your home was built or renovated during the timeframe of 2003 to 2007 it should be checked for the presence of Chinese drywall. Chinese manufactured drywall was extensively imported into the U.S. during the period from 2004 to 2007 and was used by many builders to satisfy the demands during the residential construction boom. Chinese Drywall was also used extensively in Florida in the aftermath of several years of devastating hurricane activity. All of the affected drywall was manufactured in China. 

Chinese Drywall Problem:

It is suspected that impurities, possibly from waste generated from coal fired power plants, were incorporated into the drywall manufacturing process. One of the compounds identified in the impurities is iron disulfide (iron pyrite) which appears to be the primary source of the odors emanating from the installed drywall. These impurities can off-gas (give off fumes) sulfur compounds including sulfur dioxide and hydrogen sulfide. The identified impurities include iron disulfide, hydrogen sulfide, carbonyl sulfide, sulfur dioxide, and carbon disulfide.

EPA toxicologists note that exposure to sulfur compounds can create irritation and breathing disorders.  Release rates seem to go up with higher humidity and may increase the amount of exposure and potential health problems in sensitive individuals.

The primary indicator of the presence of Chinese drywall is the presence of a sulfur or rotten egg smell in the home. The smell may not be evident throughout the home but may be prominent in closets or small enclosed areas where the off-gassing fumes are concentrated. The premature failure of A/C coils and corrosion or tarnishing of wires, fixtures or electrical components may all be associated with the presence of Chinese drywall. The greatest problem is the pitting and corrosion of copper piping and A/C coils and lines. Moisture or high humidity is also a trigger for the "off gassing" of the sulfur compounds.
